It is an exciting decision but the process can be stressful and there are many time sensitive decisions and tasks that must be completed. You need a Realtor® to help guide you through the process, advise you with those decisions, make sure you meet the contractual terms in a timely manner and protect you each step of the way. When you enter a New Home Sales Center you are greeted by the Builder’s Sales Agent. That person is employed by and represents the Builder. They have an obligation to get the best deal for their employer. Your Realtor has an obligation to YOU, to make sure YOU get the best deal available. As an Experienced Realtor we know how to advise you and help negotiate the best price and terms possible. Builder contracts are created by lawyers employed by the Builder. We can help negotiate and navigate the process to protect and benefit you in these complex transactions. We are experienced in dealing with the Builder, the Lender, the Title Company, the Inspectors, the Appraiser and more on your behalf to ensure a smooth and successful transaction.
There is no charge to Buyers for our services, so why purchase a new home without an experienced agent on your team? All Builders price their homes to include compensation for a real estate agent in the base price of the home. They do not discount the price of the home if you come without your Realtor®. When you are out driving around and decide to just stop by the new home sales center out of curiosity and see the notice on the door that says “If you are working with a Realtor® they must accompany you on first visit,” that means we may not be able to come back to represent you when you are ready to buy. Call us and we will make an appointment with the builder's sales office to be with you on FIRST visit. We know you may just be curious, may not be quite ready yet, or just want to see what is out there. Being with you is part of the process that aids in your success. We want to make sure you get all the information you need to make the best decision. That means we know the right questions to ask on your behalf, questions you may not have thought of but will make a difference in your selection of a builder. If you visit a builder model home in a new home community and do not like those homes, based on the things you liked and did not like, we will be able to offer recommendations of other communities that will satisfy those requirements.
